Unlike traditional apartments, we offer individual leases, meaning you are only responsible for your own rent—not your roommates'. This provides added financial protection and peace of mind throughout your lease term.

Fully Furnished Apartments

Every apartment comes fully furnished, so you don't have to worry about purchasing or moving furniture. Your apartment includes:

• Bed and mattress
• Desk and chair
• Dresser
• Living room furniture
• Dining table and chairs

Utilities Included

To simplify your monthly expenses, your rent includes:

• Water
• High-speed Wi-Fi
• Furniture package
• A monthly electricity allowance of $15 per resident (any usage above this amount is billed back to residents).

In-Unit Washer & Dryer

Every apartment includes a full-size washer and dryer, making laundry convenient without leaving your home.

Roommate Matching

Don't have roommates? No problem! We offer a complimentary roommate matching program based on your lifestyle preferences to help pair you with compatible roommates.

Rent Payments

• Rent is due on the 1st of each month.
• Rent is considered late beginning on the 4th of the month.
• Residents can make payments securely through our online resident portal.

Renters Insurance

All residents are required to carry renters insurance. We offer an affordable policy for $13.95 per month, which includes:

• Up to $100,000 in personal liability coverage
• Protection in the event you are found responsible for accidental property damage

Guarantor Waiver Program

If you do not have a U.S.-based guarantor, we offer a Guarantor Waiver Program for $54 per month, allowing many students to qualify without a traditional guarantor.

Depending on your situation, you may be asked to provide:

• Passport or government-issued identification
• School acceptance or enrollment verification
• Visa documentation (if applicable)
• Additional qualifying documents, if requested by our leasing team
